Last week, Replay Destinations announced a new partnership with YOTEL to develop the first YOTELPAD project in North America. The new project will be located in the Canyons Village at the base of Park City Mountain. YOTELPAD Park City will consist of 144 condominiums, being called PADs. Replay Destinations, one of the most innovative developers of destination resort projects, will spearhead the first "for sale" YOTELPAD in the world, bringing affordable resort living to North America.

Owners of the Treasure Hill Project and Park City Municipal Corporation announced a possible alternative to the proposed development at Creole Gulch and Mid Station. The purposed alternative will be contingent upon a voter-approved $24 million bond that would reduce development density by half.
If approved the agreement would provide the City’s acquisition of 50 percent of the project’s density, consisting of the entirety of the Sweeney family’s ownership in the property, by a voter-approved bond in November 2018, and a dramatic project redesign. The goal of the City Council is to immediately initiate a public process to consider approval of the settlement agreement no later than January 2018.
The Federal Housing Finance Agency (FHFA) announced this week the maximum conforming loan limits for mortgages to be acquired by Fannie Mae and Freddie Mac in 2018, will be increased from $424,100 to $453,100. In most of the U.S. this will be the maximum conforming loan limit for one-unit properties.
The Housing and Economic Recovery Act (HERA) requires that the baseline conforming loan limit be adjusted each year to reflect the change in the average U.S. home prices. And earlier this week, FHFA published its third quarter 2017 House Price Index (HPI) report, which includes estimates for the increase in the average U.S. home value over the last four quarters. Looking at the real estate sales activity statistics for Greater Park City, for our entire MLS, we saw a 15% increase in units sold, and a 12% increase in dollar volume for Q3 2017 vs Q3 2016. The number of homes for sale at the end of the quarter was down by 22%. For Condos, we saw a 1% increase in units sold, relatively flat results, but we did see a large 27% increase in Sold Dollar Volume. For land, we saw a 1% decrease in units sold, but a large 25% increase in dollar volume.
