For the love of tea

According to Townshend's Tea, Charles Townshend (their name sake) is the reason tea is often an underdog to coffee, he penned the Tea Act which led to a widespread boycott on tea and ultimately the infamous Boston Tea Party, causing people to fill their mugs with a certain dark acidic brew and sowing the seeds of our current coffee culture. However, Polly Rhim co/owner of Townshend's Tea-Park City, is making a valiant effort to change all that. This week Polly and I sat down at the tea house over cups of delicious tea, and talked about how she brought Townshend's Tea to Utah.

How did you get in the tea business?

Heather and I recently had the honor to participate in a Real Estate Roundtable discussion for an article in the Western Home Journal. Among the several topics, we had a conversation about Vail and the business they are bringing to Park City, along with how Park City is becoming a year-round resort destination. Owners of the Treasure Hill Project and Park City Municipal Corporation announced a possible alternative to the proposed development at Creole Gulch and Mid Station. The purposed alternative will be contingent upon a voter-approved $24 million bond that would reduce development density by half.

If approved the agreement would provide the City’s acquisition of 50 percent of the project’s density, consisting of the entirety of the Sweeney family’s ownership in the property, by a voter-approved bond in November 2018, and a dramatic project redesign. The goal of the City Council is to immediately initiate a public process to consider approval of the settlement agreement no later than January 2018.

The Federal Housing Finance Agency (FHFA) announced this week the maximum conforming loan limits for mortgages to be acquired by Fannie Mae and Freddie Mac in 2018, will be increased from $424,100 to $453,100. In most of the U.S. this will be the maximum conforming loan limit for one-unit properties. 

The Housing and Economic Recovery Act (HERA) requires that the baseline conforming loan limit be adjusted each year to reflect the change in the average U.S. home prices. And earlier this week, FHFA published its third quarter 2017 House Price Index (HPI) report, which includes estimates for the increase in the average U.S. home value over the last four quarters.  And according to FHFA's seasonally adjusted, expanded-data HPI, house prices increased 6.8

With the holiday season in full swing, we thought we would share a few of our favorite holiday decorating ideas to help get everyone in a festive mood.

Craft Playful Button Yarn Trees
Here's a fun holiday decoration that the kids will love helping with. Just glue yarn to inexpensive foam topiary forms then add buttons in assorted colors and sizes. All materials could be easily purchased at Michaels or Hobby Lobby.

Sprigs of Evergreens
A vase filled with evergreen clippings (available at Park City Nursery) is a handy stand-in for a Christmas tree in small spaces. Make it festive by wiring ornaments onto the branches and piling presents beneath. Like any cut centerpiece, change the water ever few days to keep the greenery looking its best. And
