Stein Eriksen Lodge is located slopeside at Deer Valley Resort in Park City, Utah. This luxury condo property is perched on the mountainside in the Upper Deer Valley neighborhood, offering stunning views and a private, secluded setting. The Lodge is on Stein Way, just off Royal Street. It features many amenities of its own, and additionally, Deer Valley's Silver Lake Village is only steps away. The Stein Eriksen Lodge was built between 1981 and 1983 and has long been recognized as a benchmark for the highest quality and service throughout the North American skiing community. The property includes 65 condo units, ranging from one-bedroom to five-bedroom layouts, between 1,300 and 5,000 square feet.
The European-style Lodge was named after Olympic gold medalist Stein Eriksen from Norway. Eriksen dreamed of a luxury ski hotel nestled on the slopes of the Wasatch Mountain Range in Park City. Aesthetics are only part of the Stein Eriksen Lodge experience. "Stein's" is a sanctuary for those seeking the ultimate in luxury, hospitality, accommodations, fine dining, spa services, and year-round recreation.

For wine connoisseurs, one of the four sommeliers can conduct a personalized wine seminar in the 10,000-bottle wine cellar. 1. There are 65 units at Stein Eriksen Lodge, including 2, 3, 4, and 5 bedroom units.
2. Three owners each own two units. All owners except one participate in the rental program. There are 179 "keys," rental rooms in the program.
3. Owners own SELMC, the management corporation; because of this, the splits are unconventional. The splits are based on the “cost of doing business." Each year, this varies, usually resulting in 40% to owners and 60% before HOA is paid.
4. HOA fees are determined not only by square footage but also by other hotel factors, some of which generate income, such as transportation, spa, amenities, real estate, and the rental of the three units downstairs owned by the HOA. The property covers over 11 acres. Our relationship with Chateaux is that we are the management company only for the units, the Residence Club, and the restaurant.
5. The relationship with Stein Eriksen Residences includes participating in the sale of real estate, along with a licensing fee and a management contract.
6. When estimating potential rental income, owner usage must be considered; owner use during peak periods can significantly impact rental revenue. Rental income calculations are net after HOA fees. We want buyers to understand the rental programs. During due diligence, we set up a call with our CFO, Mark Lundskog. Owners are only responsible for monthly electric costs, property taxes, and any mortgages. Although SEL is well insured, we recommend owners have content insurance for furnishings, cabinets, etc., at their own expense, in case of damage or destruction.
7. Owners receive a calendar each May to reserve personal use dates for the upcoming ski season. Owner usage requests are due back to the lodge management by mid-June each year. I advise new buyers to block out more time than they think they'll use the first year and then cancel any unused dates.
8. Mortgages are available through lenders; most require a 40% down payment because it is a condo-hotel.
9. No housekeeping fees are charged for the first 14 nights of owner personal use. For stays exceeding 14 nights, there is a nightly fee of $70 for a suite and $35 for a lockout unit.
10. Each owner is charged a nightly service fee that covers staff gratuities. During the winter season, the fee is $40 per suite and $30 per lockout. Off-season rates are $20 per suite and $15 per lockout.
11. Rental revenue checks are issued to owners once per calendar year, in February.
12. The HOA owns 100% of the property, including the land, but not the revenues from the three retail shops managed by Stein Eriksen’s family. Nothing is “developer owned."
13. Owners receive priority reservation times at the restaurant and spa.
14. Owners get a 10% year-round discount on spa treatments, retail, and restaurant charges (excluding alcohol). This discount does not apply during blackout periods, including Christmas, Sundance, Presidents’ Week, and the popular “spring break” week.
15. Units are sold turn-key, with some exceptions for individual sales.
16. Full due diligence is conducted after a unit is under contract. Disclosures include, for three years: rental history, financial statements, budget and minutes, annual owner meetings, all correspondence with management, copies of insurance binders, inventory lists of personal property (furnishings), rental management agreements, a sample calendar, and a Seller Property Condition Disclosure. I use Park City Title.
17. Please ask about the potential transfer of reserve funds, as this varies with each sale. As the unit rents, about 4% of net income is held back to maintain a reserve fund for each unit.
18. Parking: owners cannot keep a car here year-round. They and other guests may park while occupying their unit. Parking is not assigned. Most owners are satisfied with the concierge arranging airport transportation and using our van service.
19. Units must be maintained at the owner’s expense, as determined by management. All decorating must be approved in advance by Juxtapose Design, which sets the guidelines.
20. A two-bedroom unit is assigned two ski lockers in the Owners’ Lounge. Three-bedroom units receive three lockers, and four- and five-bedroom units also get three lockers.
