Built in 1992, the Deer Valley Club features two, three, and four-bedroom condos ranging from about 1,000 to 2,000 square feet. The highlight here is the extensive list of amenities for guests, including complimentary airport and around-town private transportation, a slope-side hospitality room with attendants, year-round skis and gear storage, a members lounge, weekly catered social events, concierge services, a fully equipped fitness center, indoor and outdoor hot tubs, a heated pool available year-round, and more. HOA fees cover services, amenities, taxes, and insurance.
The Deer Valley Club has 91 two-bedroom residence ownerships, 78 three-bedroom residence ownerships, and 26 four-bedroom residence ownerships, totaling 195 owners. No additional ownerships can be sold. Ownership at Deer Valley Club is unique in that you do not own a share of a specific unit but rather a share of the entire project, precisely 1/195. Your ownership is then managed by the share you hold. You buy into a two-bedroom, three-bedroom, or four-bedroom unit, and you'll have use of that type of unit, along with some "as available" use. There is also the standard ownership, which provides two weeks in winter and summer, or a corporate ownership plan that grants three weeks in winter and three in summer. This is a creative and affordable way to own property in Deer Valley. Additionally, Associate Memberships offering access to The Deer Valley Club’s common areas will be available. Associate Owners will pay annual dues that contribute to the general operating budget.
Owners must pay annual fees that cover the professional management of all The Deer Valley Club’s facilities and amenities. These fees include costs for staff salaries, supplies, maintenance, window cleaning, trash removal, legal and accounting services, fuel, utilities, property taxes, insurance, transportation, and the replacement or refurbishment of The Deer Valley Club facilities.
The Deer Valley Club ownership is based on fractional or shared ownership. An undivided deeded interest in the Deer Valley Club grants ownership of all lodging and facilities, with the right to use them at any time, subject to reservation policies. Each owner holds a fee simple, undivided deeded interest in all of the Deer Valley Club’s land, including townhomes, the clubhouse, amenities, and underground parking, all free of any debt. Additionally, owners share an undivided interest in the furnishings and accessories of The Deer Valley Club. Title to the real estate is evidenced by a special warranty deed that is recorded, and clear title is guaranteed by a title insurance company.
