In nearly every real estate transaction, a buyer completes a home inspection and often uses the results to renegotiate the sale price. Provided that, if the results of the buyer's inspection do not kill the deal, as a seller, you often find yourself making repairs or offering credits, which can delay the closing and complicate the transaction. Additionally, the buyer will probably request that the seller pay for a home warranty, which is quite standard. The cost for a home warranty is about $600 for a condo or $1,200 for a home.

To make the process much smoother, we recommend hiring a home inspector and having your own inspection completed before listing your property. This way, you get the results early and can address any issues by repairing, replacing, or resolving them. When negotiating with a buyer, you won’t have to re-negotiate later, and you’ll avoid being caught off guard by unknown issues that could derail or kill the deal.

If you, as a seller, choose to do a pre-inspection, we will cover the cost of the home warranty you will most certainly provide. Instead of paying for the warranty yourself, we will cover that cost, since you will spend roughly the same amount on a home inspection to receive an immediate report on your home’s condition. Any issues found can be resolved or disclosed, reducing the risk that a buyer will use a home inspection to challenge or back out of the deal.
