Sellers Pre-Inspection for Home
If you do a Pre-Inspection on your home, we pay for the Home Warranty!
In nearly every real estate transaction, a buyer will complete a home inspection, and often will want to use the outcome of the inspection to re-negotiate the price of the sale. As a seller, you often get stuck making repairs or giving back a credit, and often all this delays the closing timeframe, and fully complicates the deal. The buyer will also probably ask for a home warranty to be paid for by the seller, quite standard. To pay the home warranty it costs about $390 for a condo, or $420 for a home.
To make the entire process much easier, we recommend that you hire a home inspector, and have the inspection done yourself, prior to listing. This way you get the results, and you can fix, replace, repair or resolve any issues found. Then when negotiating with a buyer on price, you will not end up re-negotiating once under contract. And you will not be caught off guard late in the game with unknown issues that derail the sale and often kill the deal.
If you as a seller do the pre-inspection, we agree to cover the costs up to $420 of the home warranty for you. So, instead of paying the $420 for the home warranty, we'll pay that, and you can pay approximately that same amount for a home inspection and get a report on the physical condition of your home right away. Any issues found can be resolved, or disclosed, and you diminish the buyers ability to use a home inspection against you.
