Our Park City Board of Realtors now has nearly 1,200 agents. A great tool we use to easily reach all members is our e-blast system. We can send an email ad for an open house, new listing, or price reduction to the board email, and they will forward it to the entire membership. We create an ad with a message directed at the agents, but also designed for agents to copy, delete our info, and forward it to their clients. Unlike many other real estate agents, we frequently host open houses. Every Wednesday is the Realtor Open House Tour, the best day to promote new properties because all agents set aside this day to visit recently listed homes. Allowing agents to tour the home provides the best experience for them and helps keep your home top of mind when they are working with prospective buyers.
SHOWINGS
We enjoy attending our showings, but not all agents prefer the listing agent to be present. It can make scheduling more difficult, and many agents simply prefer to conduct the showing on their own, without someone “selling” them on the home. When the listing agent is present, it is often similar to the owner presenting the home, which can make prospective buyers uncomfortable instead of relaxed and able to experience the home their way. We post showing instructions on the agent-only side of the MLS indicating we are happy to be there if the buyer's agent requests our presence, as we can often be quite helpful. For luxury properties, we absolutely attend all showings. This allows us to prepare the home in showing condition before the buyer arrives, provide better feedback from the showing, and represent the home more effectively to potential buyers.
