The Canyons Ski Resort in Park City, Utah is home to The Colony at White Pine Canyon, commonly referred to as "The Colony". There simply is nothing like The Colony anywhere. This is a private, gated community with numerous luxury ski homes. What makes it so unique here is that instead of packing in as many homes as possible in a small dense area, The Colony boasts having large and expansive estate lots that border numerous ski runs at The Canyons Resort. The lots can average at about 7 acres in size, with a mix of beautiful aspen and pine trees providing a quiet secluded setting. Many of the homesites also enjoy inspirational views of nearby mountain peaks. Each homesite can have up to three structures including a main home, a guest home, and a barn. There are also a few lots with equestrian privileges. There simply is no better location to build your ultimate ski-in, ski-out ranch legacy estate!

Active Listings for Sale in The Colony

Currently in The Colony there are 17 homes and 38 lots for sale. The homes for sale range in price from $4,450,000 to $26,200,000. The lots range from $995,000 to $4,495,000. For lots there is a mix of developer owned lots and resale lots. There is a wide variety to choose from, depending on where in The Colony you would like to live and if you are looking for seclusion or views, or a mix of both. All of the lots and homes in The Colony enjoy direct ski-in, ski-out access (aside from a handful that require a small walk either to or from the property for skiing).

The lowest priced home in The Colony is at 76 White Pine Canyon Rd (76 WPC). This home has stunning views from its ridgeline location. One of the best buys would be the home at 100 WPC. It has a no-nonsense layout, nice finishes, and great views. The home at 105 WPC enjoys a beautiful setting and great views. This home has more of a rustic mountain style well suited for the mountain resort setting. The home at 141 WPC features stunning architecture and an indoor climbing wall. For lots, by far the best deal is the lot at 123 White Pine Canyon Road. At only $995,000 it is the only lot listed for sale under $1 million. Lots that Sold in The Colony
For recent sales in The Colony, there have been 9 lots that have sold within the last one year back. The sold prices have been from $875,000 to $1,300,000. Five of those lots sold under $1 million. 184 White Pine Canyon Road was the only lot to sell under $900,000 at $875,000. This lot required a short walk to access skiing, thus the lower price.

Homes that have Sold in The Colony
In the last one year back there have been three homes to sell in The Colony at White Pine Canyon. The lowest price was a new construction home built by the developer that was listed at $3,599,000 and sold for $3,599,000. It was a smaller home, and would be considered to be the "guest home" for its homesite, allowing the owner to eventually build the "main home". The other home to sell was listed at $4,250,000 and sold for $3,850,000. It was a large home at 11,500 square feet and was one of the older homes in The Colony with less expensive and dated finishes. It did however feature an indoor pool and great views. The third home to sell in The Colony was actually located just outside the Colony gate just below the gatehouse. This was an incredible property and a true one of a kind. The property included a 5,700 square foot home with additional barns and outbuildings on an equestrian ranch property of over 100 acres. Truly nothing else quite like it in Park City. The property was listed at $19,500,000 and sold at an undisclosed price, meaning that we do not get to know exactly what it sold for.

If we look another year back we get quite a few more sales. The prior year back had 9 homes that sold in The Colony. These homes sold at prices from $3,600,000 up to $6,800,000. There was also an undisclosed sale that was priced at $7,995,000. The average square footage of these sold homes was 8,943 square feet. The average list price was at $5,141,250 with an average selling price of $4,837,500. It is rare to find a home in The Colony at under $5 million. In this prior year's 9 closed home sales, there were 5 homes that sold under $5 million, and 3 of those were under $4 million. These great values and lower than normal prices were much of what drove the high amount of sales, and is probably why the sales activity now seems to be slow.
