Park City Real Estate Market Update - Looking at Deer Crest Ski Homes for Sale

Deer Crest in Deer Valley Utah is one of the premier locations for luxury ski-in, ski-out homes in Deer Vally and Park City, Utah. Aside from their architectural beauty and direct ski access these homes boast some of the absolute best views in all of Deer Valley. The Deer Crest neigborhood is a private gated community, near the lower resort area of Deer Valley Resort. Wthin the gates of Deer Crest is home to some stunning ski homes serviced by the Deer Valley Jordanelle Gondola. You can access Deer Crest from either the town of Park City, or if you are coming up from the airport, you can enter Deer Crest just off of highway 40 near the Jordanelle Reservoir. Homes in Deer Crest have views of the Jordanelle Reservoir, and the distant Uinta Mountains to the east. Soem also will have views of Mt. Baldy of Deer Valley Resort. The most sought after locations are at the top of the community as these homes have the most expansive views and some along the top ridge line also look to the west towards Jupiter Peak just above Park City Mountain Resort.

The home priced at only $3,795,000 is an amazing value, as it is rare to find ski-in, ski-out homes under $4 million. Six of these eight homes are priced under $10 million. In the last 6 months there has been some good activity for sales in Deer Crest. Snow Top is a community inside the gates of Deer Crest. The homes in Snow Top have amazing views, but do not have direct ski access, so they typically sell for less than the homes in what is called "Deer Crest Estates" that have true ski-in, ski-out access. In these last 6 months 3 homes have sold in Snow Top with selling prices of $2,560,000, $3,000,000 and $3,250,000. The lower priced home was a short sale. In Deer Crest Estates which have direct ski-in, ski-out access there were 2 closed sales with selling prices of $6,000,000 and $11,225,000.

The home that sold for $11,225,000 is pictured above. It was quite large at about 17,000,000 square feet with 7 bedrooms and 11 bathrooms. It was located near the top of Deer Crest and had amazing views. This was one of the largest selling prices we have seen for a few years.
