• Original construction completed in 1982
• There are a total of 65 units at the lodge; 2, 3, 4 & 5 bedroom suites.
• Owners own the management; because of this, rental splits are unconventional. The splits are based on the “cost of doing business”. Every year this varies, usually coming out to 50-50.
• HOA fees are based not only on square footage but other hotel factors, such as transportation, spa, amenities, etc.
• When figuring possible rental revenues, you must take into account owner usage; owner usage during peak periods will significantly impact rental revenue. • Rental revenues are net AFTER HOA fees.
• Owners are responsible for electric fees, property taxes and any mortgages.
• All units are sold “turn-key”.
