One of our first initiatives will be to create a compelling professional marketing brochure printed on heavy cardstock paper. By combining professional photography and attention getting narrative details, your home’s brochure will act as an essential tool in attracting qualified buyers locally, nationally and globally. Our distinctive marketing process provides advantages for our clients that cannot be duplicated.
E-Brochure
The printed brochures are for inside the home, to be given out at open houses and showings, and for other agents in our Summit Sotheby's office locations and real estate gallery's. We also create an e-brochure which are PDF brochures that we get out to other agents so they can send them to their prospective clients. We have eliminate our contact info on these, and no photos of ourselves. The idea is to have a valuable tool that our colleagues from other realty brokerages can use to bring their buyers back to town, or get them excited for their next visit, ensuring that they come to see your home. Other agents appreciate this and use these often.
Email ads
Our Park City Board of Realtors is now at over 800 agents for Park City. A great tool we have to easily reach all of the membership is our e-blast system. We can send an email ad for an open house, new listing, or price reduction to the board email, and they forward to the entire membership. All agents take advantage of this, but very few create such nice looking, compelling ads as we do. We also started a new way of using the system that has caught on, and now most agents are following our example. Most agents have their ads plastered with their faces and contact info – embedded into the email imagery. Ours have the same (its important for evertyone to know were the email has come from) but our photos and contact info are easy to delete if another agent wants to forward our email to their client contacts. So, we create an ad that has a message directed to the agents, but also is intended for agents to copy, delete our info, and forward the ad on to their clientele. We do the work for them, give them a great tool to use to update their prospects, and get a positive message out supporting our properties.
Homes & Land Ads
Like most other successful real estate marketing teams, we advertise in often homes and land. Because we focus so uch attention on our photography, our ads truly stand out in the magazine. Flip through a recent copy, and you will see the difference.
Real Estate Weekly
We rotate our property listings in the Park Record's real estate publication - Real Esate Weekly, based on seasonal time of year.
Open Houses
Unlike many other real estate agents, we do open houses often. Every Wednesday is the Realtor Open House Tour. This is the best day to promote new properties, as this is the day all agents set aside to visit all new homes recently listed. One week is “in-town” and then the next week is “out-of-town”. We often coordinate with other agents to have multiple homes on tour in one neighborhood – usually produces a great turnout by promoting together. Getting agents through the home is the best way for them to experience your home, and keeps your home at the top of their mind for when they are working with their prospective buyer clients.
Yard Sign
Summit Sotheby's International Realty has the nicest and most professional looking yard signs. The Sotheby's name brand recognition is a great value to your home’s appearance. Our yard sings have our personalized name information on them, with our mobile phone number as the direct contact. Any call goes direct to us, and one of our team members is always around and readily available if there is an interested buyer inquiring on the home. We no longer do flyer boxes on our yard signs. Over many years, we have found better success when we can get a call from a buyer inquiring on the home. It gives us the opportunity to pre-qualify the buyer, and to sell the most positive aspects of the home. When there is a box with flyers, people take them, and almost never call.
Showings
We like to attend our showings, but not all agents like the listing agent to be at the showing. It can be harder to schedule, and many agents simply prefer to conduct the showing on their own, without someone “selling” them on the home. When the listing agent is presenting the home, it is often similar to the owner presenting the home, and actually makes the prospective buyer somewhat uncomfortable vs. feeling relaxed and experiencing the home in their own way. We post showing instructions on the agent-only side of the MLS that say we are happy to be there if the buyers agent would like us to be - as we can often be quite helpful to them. For luxury properties, we absolutely attend all showings. This way we can give you better feedback from the showings, and we can better represent the home to the prospective buyer.
