Most of those distressed properties are simply that - distressed properties. For some reason, whether location, poor condition, over built for location, over leveraged financing, etc., they failed to sell, and are now in trouble usually because nobody wanted them at market value in our de-valued market, and probably nobody will want them at market value in a good market down the road.
